Often the price you see could just be an estimate since it varies depending on several factors. These are some factors that affect the cost of a home inspection:
THE SIZE OF THE PROPERTY
The most common factor affecting the cost is how big the property is. The square footage of a property will have a great effect on the price, but it will also vary depending on whether it is a single-family home, a condo, or another type of property. There might also be additional charges for homes that are very old or have other factors that require special attention.
THE INSPECTOR’S EXPERIENCE
It is always worth it to pay more for a home inspector with more experience. Someone who has more service offered, training, and knowledge will certainly charge more. If a home inspector is charging less, they might also have less experience or it could be that they are new to the business.
NEEDING A SPECIALIZED INSPECTION
Some home inspectors charge extra costs for additional special inspections that they can perform. Special inspections include exterior plumbing, septic systems, roof issues, radon, and mold. The basic inspection process does not always cover these special inspections.
